We use FlipPilot ( www.flippilot.com ) - it's a brilliant and intuitive app designed specifically for real estate.

I set my initial rent at the higher end of the market range but realized that in this specific area, those that were able/willing to pay the higher range were applicants that did not meet my credit and income requirements which was not intuitive to me at first.

Then, as you develop an intuition for these homes, move outward from there OR find other pockets of the city that follow roughly the same trends. 

The most depressing (counter intuitive) time for a storageowner is when you hit 90%; you have to decide if you build anotherbuilding.C.

It seems to me, intuitively, that covering would be the cheaper and safer alternative but I am open to what others know.

My intuition tells me this is Zillow spamming LLs to get us to use there online application.  

That make intuitive sense.

It's pretty intuitive for both tenant and landlord.

I personally like Cozy (super intuitive rent collection) and I just recently heard of a software called Hemlane that seems very interesting. 

As an owner and a broker, I know these numbers for my target areas fairly intuitively, and I normally just check in with my network if I am looking at a property out of my comfort area.
