I rent to immigrants I try to go over it so they understand but it’s apparent some don’t get it and many can’t read English so it’s not so good for future use .

I've had a lot of contact with undocumented immigrants over 10-15 years, and I think it's very fair for you to exclude her income (because who knows if she gets apprehended 2 weeks after move-in).
