I'd probably try FB marketplace first and see how it goes, then if that doesn't help look for a good advertising platform like buildium (which is probably too robust of a tool for what you need right now, but something with just that advertising feature).

If going the conversion route, what are some property features to look for?

Smaller square footage compared to Whisper as a 4 bedroom, which might limit potential rental income.b) Whisper, San Marcos:Larger home with an extra study room, which is a valuable feature for potential tenants looking for office space.

BP was down for a little bit for me yesterday and maybe some features are not fully up and running yet.

And because they are featured on Carrot podcasts, lending them all this exposure and perceived credibility people constantly come to us accusing us of US being the ones that copied them.

Labor rates vary, but not so substantially to be as big an impact as property features and tenant quality.  

I use Stessa only for the tracking feature (transactions).

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.
