This place is about to be one giant brick of ice for a couple of days.I have STR guests checking in this afternoon and then two turnovers between now and the 29th.

My best gut reactions is maybe a tiny drive thru coffee/ice cream shop.  

A strong believer in buying for cash flow and treating appreciation as icing on the cake. 

It is possible that I could wake up tomorrow in bizarro land and LA could turn into Detroit, we could hit an ice age and the great weather could go freezing, an Earthquake could put us underwater (literally), people in mass could decide that they prefer Omaha, all the tech companies, studios, and VCs could decide to move to Fargo, but I don't think so and I've got decades of data to back that up ... just in case my thesis is wrong, though, I always have multiple exit strategies to hedge against those kinds of risks and always watch and question assumptions.

Yeah, you may laugh but I am not kidding, ownership is the new "bad" and "risky", and renting is the new "secure" shelter message, with an icing of "freedom". 

Toyota moving its HQs from CA to TX 10mi from community will be icing on cake.

I don't know if an ice-cream franchise is a good fit in Alaska or a Wool sweaters is a fit in Hawaii.5) How does franchise X fit with the rest of your tenants (assuming it's a retail strip of some sort) a pizza franchise in a strip mall that already has a pizza place will compete with each other and will eventually cause one of them to lose their business and you to lose the tenantJust some food for thought. 

Sportsplex would be indoor soccer, hockey, pickle ball, and swimming.  

Any tips for networking, breaking the ice or who would be good to talk to and what questions I should ask?
