I'm thinking a house hack with a V.A. loan so you could slide with that 0% down and allocate funds for repairs. 

House hacking can help convert STR to LTR, aligning with financial freedom and travel.

I'm house hacking living in the DADU and renting the 4 bedrooms out by the room.

I'm also relieved that I hired a local real estate attorney to help create a county-specific, legal MTR agreement for our house-hacking situation.

IMO the place for a young person to start is house hacking.
