You'll have to buy a winning unit in a winning location and give it the most wonderful decorations and furnishings.

Others may require you to furnish lodging during repairs unless it was their fault.

Now, what I do for the MTR pricing is look at the "comps" for any furnished units on Zillow, Realtor, etc. and also go onto the OTAs and price out nearby comps.

They would like to fully furnish the property and renting the house either long term or mid term or STR.

Hi Matt, whenever evaluating an MTR market I would suggest looking at Furnished Finder, Airbnb/VRBO (30+ day stays), and Zillow to try and see what other online listings are available. 

With Indy SFH#2, MTR could be possible but PM companies charge 15% PM monthly management fee and I have to pay for all utilities and internet/WiFI and furnish it.
