It could be one that was specifically designed/written for the brokerage; franchises as well as independent RE brokerages. 

@Elijah Batkoski  you need to hire a licensed tax professional in your area, not one of those franchises, someone with some letters behind their name, and some one who owns investment properties themselves.  

I couldn't speak for the other franchises in the area, however the one in Osceola County is top notch!
