America needs your management style - take responsibility, fess up, come clean and do the right thing.

I'm looking at a mixed-use property (cafe on bottom floor, 2 apartments above) with an asking price of ~850k. 

I allow pets with a pet fee and have a cleaning fee, tenants change out every 3-6 months on my MTR usually. 

We added a mini split system, new floors throughout, rebuilt the deck, added windows, repaired waste lines, roof, siding, stucco, cleaned up the basement and remodeled the kitchen and bathrooms.

This will allow for you to cleanly pursue an eviction if ever needed.

@Daniel DeBruin, this is really all market dependent and how much you want to spend versus how much it will impact both the rent you can achieve as well as the quality of tenants it attracts.When it comes to design, it is all a bit personal opinion, but I will say: contiguous flooring always trumps mismatched, hodge podge flooring.  

I made myself take QB classes and struggled for years, my CPA said what I am doing is about 80% correct and it was a ton of work to clean up the files. 80% is not acceptable for me when it comes to IRS stuff.

He suggested repairing the fireplace bricks, redoing the bathroom floor, vanity, all doors.

It’s pet friendly with hardware floors and a fenced in backyard.
