The area I am in is currently undergoing a "revitalization" which is super hopeful for an investor so I'd like to jump in sooner rather than later, or even make connections with others who may be interested in the area.I am currently in the education phase so I can make the best decisions possible in this new career.

In the state of IL would a landlord be considered violating any tenant's rights by requesting established tenant(s) to undergo a new rental application process as if they're a prospective new tenant that will now determine if their lease will  or will not be renewed  with the possibility of forfeiting their security deposit?

Interestingly enough we we cleaned out her stuff from the house there was a DEEP FAT FRYER IN THE ATTIC WITH OIL IN IT.

Couple things that come to mind are schedule a regular landscaping company to trim the lawn, make sure utilities are on but shut the water off at the meter just in case there is an interior water break the property wont be damaged, make sure your insurance covers a vacant property and or a vacant property undergoing construction, if its in a bad area you may want to consider an alarm system (i use simply safe because you can install it yourself and use it on other properties as needed) leave some exterior and interior lights on and finally have someone go and check on the property once in a while if its going to be sitting.

The big, fat, easy wins are getting harder to find but as a real estate investor, I am in it for the long haul.

And Vernon park at about Germantown Ave and Chelton Ave is also being targeted by the city to under go some additional sprucing up.

That fat check every month may look great, but when compared to the amount of equity you have in the property, the return is often dismal.

Chad, it definitely is not an area I would choose to live in, but that block actually has 6 new constructions built in on the vacant lots which were there and is undergoing some community uplifting.
