I have a questions regarding wholesalers working with Real Estate Agents to find the buyer (Cash Buyer) for wholesale properties.Working closely with a Realtor how can I facilitate a wholesale transaction with a preferred Buyers Agent or Investor friendly Realtor (The agent who can find cash buyers for the deal)?

Welcome Joe,Doug facilitates a meet up that meets the first Sunday of the month that has many members from this community that reside in the Tampa Bay area. 

She said that she had to be very careful when selling a home of a person who goes into assisted or nursing facilites etc.

The IRS more often than not rules against cases like this- at least, this is what I've witnessed and heard from investors and exchange facilitators.

The buyer's bank works with an independent appraisal agency, who then facilitates the assignment of an appraiser.  

Do I need a company that facilitates the transaction?

And how do you plan on facilitating this deal?

. * Check your state laws and talk to a REI attorney and escrow/title company about facilitating the transaction and all the needed paperwork for your area.

As I understand it, if a person is a licensed agent acting in a facilitator capacity and the referral fee for a capital introduction is incidental to brokerage activity (buying or selling real estate) the agent is not acting as an unregistered finder or broker dealer.
