I'm reminded of a deal I worked on more than 10 years ago where my client let $750,000 earnest money go hard on a $10,000,000 deal that had all kinds of environmental issues.

Going to request an underground water and soil environmental report from local county water quality control board for sure.

I used the Environmental Management Group a few years back and had good luck.

Don't forget to look up Environmental issues.  

So besides the environmental and tax benefits, you can benefit financially in a few ways. 

Not sure why you think the tenants will mess with it , especially when it improves their environmental quality.

@Isaac D. always tricky when there's auto repair involved, there are environmental concerns (with oil changes and other fluids), and it may be difficult to finance.Outside of that, 1-4 units strictly residential that won't be owner-occupied, you may be able to find a hard money lender willing to do 10-15% down.
