@Isaac D. always tricky when there's auto repair involved, there are environmental concerns (with oil changes and other fluids), and it may be difficult to finance.Outside of that, 1-4 units strictly residential that won't be owner-occupied, you may be able to find a hard money lender willing to do 10-15% down.
