Payment to the bank is $4,311 (includes escrow/insurance), total monthly rent $5,600, which leaves me roughly $1,300 monthly after expenses.

This is already going on in banking.

At this point, I would recommend having a line of credit to cover these things so you don't have money sitting in the bank doing nothing when it could be put to work.I have 33 units, no debt except for mortgages, and excellent income.

I've done it multiple times on primary residence and was just able to do it on an investment with a local CT bank. 

I then suggest setting up a bank account where there is auto pay.

Many banks limit personal loan amounts.

It’s a bonus if the bank offering the HELOC also handles BRRR loans — they’ll be more flexible and accommodating when it’s time to pay off the HELOC with a new loan!

When I read the bank would accept 91k I understood that to mean that was the 30 day payoff amount on the mortgage.  

You will need to provide an explanation of the circumstances surrounding the BK every time you apply for credit, apply for a job, apply for a bank account, etc.Bottom line is if you’re working day labor type jobs for small companies and live on a cash basis it might not affect anything.  

Would this be better to try and go through a local bank or is there good options for private money or other banks that specialize in this?
