If they do not get the mortgage to buy, they are up to the mercy of the Seller to evict or extend lease only or redo the lease option.Please do lease option for 1 year, with 2 x 12 month extensions.BTW, this technique of Lease Optioning then Assigning, is called Cooperative Assignment.These "CO OPs" can be done with Land Contracts as well.I like them for "skinny" deals.
