I'd also suggest speaking about Real Estate with friends, family, neighbors, and anyone else in your sphere of influence.

You’ll also want to know how they handle rent collection and late payments and if they can provide references from other investors they work with.A good investor-friendly agent should have a strong network of professionals like contractors, inspectors, and lenders to help with your investments.

Maybe seller holds a 2nd, maybe partner with someone, maybe get some F&F (friends and family) money, maybe offer a higher rate for the 2.5 years the 2nd is outstanding. 

Everyone says to find properties and build a buyer's list, but neither matter if you can't calculate the repair costs and also get access to a friend or colleague who has MLS so you can do a proper and real ARV (the other part where all wholesalers fail).

Landlord friendly states are going to be your best friend since CA isn't the best at looking out for landlords. 

I would also find out from your friend if they have increased the rent since that tenant has been in the house.
