We general expect to have a lot of issues when we go into these houses, and since we will be opening a lot of walls to open the layout and install all the HVAC ductwork, we went heavy in the initial estimate for these issues we know we typically run into.

Then ask for their duct design layout to ensure they aren't winging it and they properly size the ductwork system to carry the needed to condition the space.

We had to remove each piece of wood and then afterwards, scrape and spackle all of the walls in the building.The game plan was to replace all 20 windows, all the doors, and the majority of the trim, retile the bathrooms, sand all the hardwood floors, new kitchen cabinets and granite, backsplashes, new exposed duct work, etc.
