I was looking around downtown area...Denver heights, government hill, Tobin hill etc.... anyone have airbnb's in these area's with some input?

A short 5 miles from the heart of Downtown lays the New Bern Civil War Battle Site, which is a 30 acre practically untouched area with placards giving plenty of information on the battle that happened there in 1862.

Have you had any clients have success around downtown with the STRs?

Im from Hot springs and currently have long term rentals, I know the market pretty well since being a local, it can definitely be a good str investment as it does have many attractions from historic downtown, national parks, magic springs, lakes and more but it seems like they are getting more strict on strs, may be best to look for properties already licensed or look just outside of city limits since no str permit is needed, I know long term rentals are killing it just due to low supply and heavy demand

I’m looking for some information on which area in Jacksonville (jax beach, downtown jax, San marco) is best for mid term rentals.

Since beaches aren't extremely common in the sense of white sand and surf but tend to be rocky, it's not all about being on shore front; however, close to coastal attractions like Bar Harbor, downtown Freeport, and other tourist areas like Kennebunk Port will drawn in larger crowds in the summer months.  

The town has been revitalizing the downtown area for several years and I wanted to be a part of that revitalization!
