You mention that you're desperate and need help, so my advice would be to make sure you network here and bring your deals for review before you just jump in and try to do too much too fast.

I want to be weathy and im willing to get there by being smart & not desperate.

They live off of everything they make, and thus are unable to put the money towards repairs that the building desperately needs, both to keep it structurally sound and to increase rent values. 

Get the most desperate seller to sell low, then comp against the other guys.

If the answer is "no, I'm hungry/desperate/hopeful/counting on something better", then get off your butt and get to doing the things to make the BETTER happen ...

In some cases people are desperate and individual owners are more likely than management companies to forego the actual processing.In any case, we are not wasting an applicants money.In all cases we will take the FIRST qualified applicant. 

(You might not want to try this approach if you are a soft sale because they will be very good at what they do, and they are a good option for people desperate to sell who want to offload a problem).Partnering with an expert is not a bad idea if they have a proven track record, can sell the property without paying listing commissions (they will need to be licensed) and if they will put the renovation money up and manage it.
