I learned something from your comments that I hadn't seriously considered before:  The multi-year lease I think is GREAT for turnkeys AND for a newer investor who has a full-time job and a family to support may not have the time, energy, resources, or knowldedge to start from the ground up on with out-of-state real estate investment, I can totally see how turn-key can be super convenient and VERY attractive. 

Convenience?

It’s just making the vacation a little easier for the guest and they will pay a little extra for that convenience, so you can get a little extra income from the people you are already in contact with.

That way you can raise the rent whenever you want and when it’s more convenient for you and you’re in a better position to deal with a move out (if that’s what they decide to do).

Wholesaling seems convenient and I’ve dabbled in it a bit, and I have a few friends home that are consistently killing it wholesaling.

Is your unit so difficult to rent that you are willing to take the risk or are you just desperate and willing to gamble on a very long shot.My advice is keep looking.

From what I remember, AIA contracts have a “right to terminate for convenience” for the owner.....this means you simply simply cancel the contract, pay him for what he has done, and part ways.
