Your coop is a liability that I would off load and concentrate on investing as your #1 priority.Your plans to have children is going to be a major constraint on your plans going forward.

Your tenants will likely have children and when they leave all hardwood floors may/will likely need to be refinished.At $2200/month on a 350K property you will not likely have much if any positive cash flow so it would be wise to keep your expenses as low as possible.

I would not skip that - I even get leads for "older" people from their children/family (this is not rare at all).

Thanks BP community:Earlier this year I found a 7 unit converted house, submetered gas and water, fully rented, stable market just received marijuana plant with 130 jobs, and have a 72-year-old motivated seller who is unloading some of his properties as his children don't want them.

I would have liked to have the recent one with the pit bull try legal action as 1) they violated their lease 2) it was a pit bull 3) the other tenant has children that play daily in the common area things like soccer, kick ball etc.  4) The dog was not well behaved.   

She claims she has other children who she has cosigned for out of state without issue.
