If Best Buy can remain competitive in price with Amazon, for example, it is easier to buy the TV there and return it if you don't like it than the alternative.No question online sales has supplanted some traditional retail sales, but that may simply be "creaming the crop" rather than reducing the overall pie. 

Frankly, you can't invest in crappy areas and expect the cream of the crop when it comes to the tenant base.
