My concern with the place is in the master br there is about a foot long mold spot on the ceiling and it feels like the floor in the second br is unlevel. 

If you are up for it, also look at replacing that florescent light with a nicer fixture or ceiling fan. 

Since you are gutting the downstairs, consider doing some sound proofing for the ceiling.

Overnight the ceiling in the main floor bathroom of our four plex collapsed due to a water leak.

The basement is a bit of a rabbit warren with a sitting area, one bedroom and one bathroom under an 8' ceiling followed by 2 bedrooms and a bathroom that are closer to 6' 5" ceiling height.
