Ron, there are so many hundreds of investors in eastern Massachusetts, that to my knowledge, there are not just a few dominant players.

You are in what i call the "casino effect".

Recently online poker has been shut down to US players and is having legal issues so I have retired from that and don't consider it a fixed/stable income anymore.2) Land contract.

Most of the big players in this market have large portfolios in many states.

I build my programs and forecasts from watching and analyzing the large financial players, as they truly set the pace that then trickles thru, and that trickle thru gives time to position.

Unfortunately after we bought our second rental every one of us moved to other countries (myself I moved to China) due to work commitment and we got stuck with 2 rentals which in the past 5 years miraculously we managed it remotely.The reason I found this website is that I went to an exhibition in Macau (note I was on vacation there and after a few days casino did some sightseeing and ended up there) where a company was advertising investment opportunities in the US.

If they're pulling 1k out at the casino atm every month or 2, probably not your guy.

Spinning my wheels, networking with as many investors as possible, searching for the real deals, just basically putting in work and realizing it doesn't happen over night...For all the major players, the true investors: if you would please,enlighten me and all the newbies out there, what your typical day or week is spent doing...

The single family play is more the break even in cash flow (sorta like what you proposed) and hold out for equity appreciation, eventually selling it to cash out or cashing out on rents when you own free and clear in 30 years.I'm more of a cash flow player and thus look at multifamily houses.
