Hello everyone,

I recently found this website and have since been trying to read as much as possible.

The BP website is a great resource for new and experienced RE investors!

Now a quick introduction on myself:
I started investing in RE 5 years ago in Holland with some friends next to our "real" work. Unfortunately after we bought our second rental every one of us moved to other countries (myself I moved to China) due to work commitment and we got stuck with 2 rentals which in the past 5 years miraculously we managed it remotely.

The reason I found this website is that I went to an exhibition in Macau (note I was on vacation there and after a few days casino did some sightseeing and ended up there) where a company was advertising investment opportunities in the US. Their proposition consisted of buying 3 SFH which can give a gross yield 10% and a net yield of 5.5%.

Now this caught my attention as I would have been expecting a higher return considering the economic situation in the U.S. hence I started to do some research and found the BP community.

I recently resigned from my job and want to focus on RE whether that is back in Holland or in somewhere else.
Unfortunately the RE market in Holland has not corrected itself very much and is still stable (although not a lot of volume). Hence I am looking into the U.S. market.
For now I will be aiming to continue with our old strategy which is aiming to build up a rental portfolio which is cashflow positive.

I have a few questions which I hope that you can help me with:

a. Are there still opportunities in RE market in the U.S.? The reason why I am asking this is that recently I am seeing a lot of articles that investors (foreingers , funds etc) are jumping into the US RE market which is suggesting to me that there is a lot of competition hence lower return and more risk

b. If there are still opportunities which location / State you think is more interesting and why?

c. We will be aiming to use some leverage and through an LLC (and as I am from abroad I don't have any credit history) but we will be able to finance 30-40% with equity. Do you think we will be able to get a mortgage and if so a LTV of 60-70% is ok and what % rate and points?
