I've recently been corresponding with a "buyer" about a property I have in Buffalo NY, I stricter it for sale at 65% ARV but I thought most of these deals are sold retail.

I joined the site because my fiance and I are looking to invest in multifamily properties (2-4 units) here in Charleston and in his hometown of Buffalo, NY. 

I guess I never thought of my strategy as "the" plan it just so happens that its achievable here in Western NY when you know the area @Engelo Rumora I live in Buffalo NY and invest in the working class neighborhoods, and some surrounding cities.

Areas I have been considering are Buffalo or Rochester NY, as well as areas in Texas and Florida.
