Then you really should need:1. paint2. flooring3. previously mentioned upgrades to the kitchen and bath (coordinate them if you can)4. updated light fixtures (I like brush nickel)5. ceiling fans in the bedrooms (get ones that you can get extra parts for)6. clean up the yard 7. simple mulch and landscape that is tenant resistantThis will go a very long way!

This should leave small pin holes so take a small craft brush and paint just the nail hole.  99% of the time this works for small nicks or holes and keeps you from having to paint the whole wall and nobody knows the difference.

They're two stories each with cinder block walls.Before I even do a walk-through, I think it will take about $100,000 to rehab.There's a bit of room in the back of the plot that could possibly make a nice place for covered parking after it's cleared of brush and trees that might add additional value.
