It appears from your post that you were only trying to apply for a loan; however you have to think much broader than that.  

Of course the question then is did you only go as far as a legal separation (knowing of course the challenges it creates) because of broader issues, mutual benefits etc.. that may be at stake or is it just something you just haven't gotten around to yet?

However, if I'm buying an SFR one aspect that I like about it (more than commercial properties) is that it's more liquid, in part because you have a broader buying pool.

@Justin Luedeke As @David Dachtera says, would not recommend doing so.In general, the application of the rules regarding such transactions can be broader than they appear.
