I would just hate to build a brand new place, rent it to poor people, and have it have that grease smell that you smell in every house in the hood and no matter what you do the the flooring and paint it will always be there.

As a property manager for 40 years, the biggest mistake is thinking that being a "landlord" is easy....that purchasing the RE is the hard part and that the rest is downhill.Newbies who go to Staples or Office Depot, get a generic lease, put a sign in the yard and get blinded by the CASH flashed at them by the applicants who smell the "new landlord" on them.....and then they don't see any more money for 4 to 6 months.

Go to the engineer meetings, meet with the contractors, meet the planners, municipal councils, lenders, investors, etc...find out what they are all looking for, over time you will find what it is you are looking for, then you will be able to smell the BS a mile away.KG :mrgreen:
