neighbor bankruptcy/foreclosure... what now?

Well I've done a little research (lurking) and realize that for the new guy it can be really difficult to find that deal before the investors do. Today I was coming home and I saw some trucks in front of a property a few houses away that I've watched getting worse and worse looking over the last year. I thought it might be a renter moving out so I stopped. What I found was the owner moving out. Because she was former military herself( I'm active) I guess she felt comfortable enough to tell me she had filed bankruptcy and was getting moved because she knew they would be giving her a date soon. I asked a few probing questions. How much did she pay and how much she owed when she foreclosed etc. I got the name of the mortage company that holds it now. My question is what are my next steps if I want to pick this up? Can I get to it before it goes public? Are there any advantages by being here and being able to contact the former owner
