First, I'd suggest getting familiar with the basics of real estate investing—property types, financing, and market analysis.

College used to be a lot more affordable, I studied in Europe (where college is free) and it blows my mind to see kids with 200k student loan debt trying to get ahead on a 50k job.The housing market has started to drift apart geographically.

Not having kids, the property served as a write off as i had moved into an apartment in Phoenix. 18 months after moving to Phoenix i purchased a single family home in which to live in Scottsdale, AZ.

We basically want property to generate some cash flow and long term appreciation.

I maxed out my conventional rental loans when I had around 20 units, and that was basically hellish.
