I hate to say it but appraisers are notoriously dumb sometimes and it doesn't surprise me that she took a listing as gospel truth.

Jeryll trust me when I say, "I dont want bull crap answers " so I appreciate your response blunt as it is I would rather know the truth of the matter than b.s .

It's also almost impossible to verify if they are in fact telling the truth.

I don't think you can be sued for saying it, people who don't want to pay electronically are not a protected class as far as I know.Have you read "Truth in Renting"?

Either way it has me wondering if there is any truth to that or not.

The truth is, once that stuff gets bent, it will never go back and look good.

That may be a bold statement, but the truth is nobody cares about the performance of your park like you will. 

When people state that they don't want me to call their current landlord because they don't want to show their cards until they have something lined up....... ok...... then I need to contact your 2 previous landlords.The current landlord reference can be an issue anyway...... the tenant may be a huge PITA and the LL wants them gone anyway...... they may give a glowing review or hold back the truth just to get rid of them.

In short, she was not truthful or accountable.
