The more you can articulate that you know how to guide new private lenders through this process and that you are invested, as the borrower, in making sure their principal investment is secure, the stronger you will look to them as a serious real estate investor.

(Again, there's always exceptions to the rule, for example, highly intelligent, motivated people who tap the experience of others.)As I write this, I'm thinking I was maybe less than artful in my original post in how I articulated the question.  

I could articulate further, but they are essentially just trying to get to the deal before it hits market via your relationship.

If you don't have a business plan, at least be able to articulate to your potential investor where you invest, what price range (purchase and rehab), what is your "unfair advantage" who is on your team and why should I invest with you.

I often times feel like I can't articulate a problem or a subject I am turning over in my mind because I don't have the best industry words describe it.
