I assume you can protect yourself by using meth-residue-detecting kits and doing due-diligence before you buy, but is there any sort of insurance that can offer some level of protection in case one of your tenants decides to go Breaking Bad and cook meth in your rent house after they rent it from you?

We put that in all leases, and if we find cigarette butts (or other types of smoking residue) lying around the premises, we have maintenance take photos, clean it up, and back-charge the cost to the tenant.Of course, in the case of larger multi-family properties where it is more difficult to place blame, one can often find a 'watchful' (read nosey or allergic) neighbor that will happily bust the sneaky inhaler.

I discovered BiggerPockets a few different ways but primarily through their podcast.I'm a former college athlete, married to an amazing wife and truly blessed more than I deserve to be :-).I currently work in medical devices (Trauma consulting).My wife and I have had success in direct sales and experienced, and still do experience, the power of residual/passive income and are addicted to growing our assets column while we are younger and pre kiddos.

I also placed craigslist "free" ads for items that she left - 24 containers of flooring adhesive, 10 rolls of carpet & padding remnants - and don't plan on charging for my time to deal with the ads and the people.Things I am planning on charging her for are the supplies for a broken ceiling light, 2 missing smoke detectors, missing window screen, ruined screen door, hazmat disposal facility fee, landfill truckload of garbage fee.One of the bedroom doorknobs was in 2 pcs - is this wear and tear on an older house?
