Lots of different ways to look at the loans and structure is incredibly important.There are a variety of commercial lenders and just as wide a variety of loan programs. 

Fortunately, that wasn't a rental, just a white elephant I bought for my family and lived to regret for a wide variety of reasons only part of which were the flooring or the black and purple walls, or the 20 AMP breaker for the Kitchen, living room and 2 bathrooms.

Not saying that will get you out of trouble but it will help as you're building your case if there is black mold. virtually every rehab homes has black mold in it.. .. we just spray it with Clorox and call it a day.. but I get it .. there are different kinds and I guess the wrong kind can make you sick.. boy you should see some of the homes we go into  IE hoarder homes they look like full blown petre dish's mold of every variety and they seem to be OK..

Is there a variety of employment?

Your path forward is dependent on what you value most, there is no single correct path.This might not be popular opinion but I prefer to pay only a little more than the minimums on debts and then save/invest as much as possible into a variety of things, rather than paying down debts and having nothing left.
