I have covered this topic in the past but to summarize; I still have two good long term tenants because I let them pay 15 days late when they hit a bad patch instead of immediately terminating occupancy.

The kitchens currently have a cheap linoleum that may be usable but will probably be replaced, and the bathrooms have tile which can be patched in the necessary spots.Has anyone found a durable and affordable carpet at Home Depot, Lowe's, or another home improvement store that you swear by for all your rentals?

Once I explained the level of customer service I was expecting and the level of customer service I was actually receiving and the vast difference between the two, things improved greatly.We're ready to do the next one and I am hoping that the rep we got was just going through a bad patch or was new or something and that our next one will be better.  

Also when doing the work yourself...there are some fairly large holes in the drywall that need patched and painted.

Also I mentioned 3k for roof repairs because there was an incident on one of the homes where someone patched up a roof on one of the properties wrong and it needs to be redone. this happened because of a tree falling on the roof. the yard water and sewer the renter pays and takes care of.

They got a good enough deal on the house to not care about it, but on an $800K house, you might want to pull out the extra lights, patch the drywall, paint, etc.I would also wonder about the possibility of your model home becoming a "parts bin" for the rest of the development.

We do all interior painting, flooring (laminate, LVT, occasionally tile), tile backsplashes and tub surrounds, finish trim, light fixture and ceiling fan replacement, minor plumbing and toilet replacement, small drywall patches.

He prepped the tile enclosures, filled holes from the old shower doors, patched gouges in the old finish and taped the walls, faucets, floor and baseboards.
