One tip is too is reaching out to some people in your market place that are doing flips and see if they can send you their spreadsheet they are using.

I'm sure many people on here have spoken about this, but I just wanted to bring this discussion back as it is a part of my job that I enjoy and see benefit to others from it.

I run my numbers using 20% down or the most 25% down. 

So, coming in to the real estate field with no capital it seems like a good first step to get my feet wet and get a better understanding of real estate investing as a whole.Since I will be on the buying side of the deal, obviously negotiating will be a big part of my job.

My unfair advantage is that real estate is my job I have made a few different businesses out of it.

I saw a video by Miles Golden and he said you change transfer your primary mortgage to a HELOC, and then you can pay all your bills out of the HELOC and pay off your mortgage in 3-12 years.  Is this really possible?  ...

Other sources may get you leads but more don't pan out in my experience.
