@Brooke Williamson have your PMC start eviction process on tenant to motivate them to put pressure on their caseworker.Caseworkers typically will respond to tenants before PMCs/owners.Without the threat of eviction though, the tenant may not try very hard to contact their caseworker.

While it may be difficult to pay a defaulting tenant and waive the delinquent rent in order to motivate the tenant to vacate immediately, it is far less painful than having to wait until the moratorium expires and then pursue an eviction.

I am not against paying for coaching but I believe it is most likely to pay dividends if 1) you know exactly what aspect of RE you desire to pursue and can find a mentor that is a very good fit for the RE you want to pursue.  2) you are very motivated.
