There are institutions that will lend to you.I think we need more information than you are giving.

I was a little worried that if I had a HELOC for the down payment then the banks or financial institutions would look at it as a loan on top of a loan.

But my loathing for institutions like Deutschbank, BNP, Société Générale, Credit Suisse...that's of a different order, because I'm Greek-American.

You would have to qualify and close personally, then transfer title to your entity.There are a few non financial institution outlets offering a 30 yr fixed on SFR.

But as far as loans go, you may want to start an account with institutions that offer a commercial portfolio loan.

Do you have a relationship with a local lender that would be more willing to work with you now & in the future vs. a larger institution to whom you're just a number and they don't really care about at all.
