Ian,As was stated you get a $250,000 capital gains exclusion if you are single, and $500,000 exclusion if you are married if you sell your primary residence.

If I (an apartment mgr) decided I had to break a window to enter an apartment, then I would accept responsibility and pay for fixing the window.I would advise you to have your sister document the entire incident in writing.
