I believe I will just be taking over his insurance as well, or that is the intent.

Even if they don't realize how much money you're costing them now, someone will tell them eventually and I don't think your canned wholesaling response is going to do much to repair the damage.

We negotiated a deal with the owner for 20% Equity, we are responsible for infilling the community as well as property management (which we also get paid separately for).

So again, can I put my name as the assignor and his name the assignee both as buyers or just my name?  

What I'm gathering from these responses is not necessarily an encouragement to sell and that instead to take precautions to decrease the fire risk and ensure that insurance is covering things like wind.

It almost feels like he's asking this question as a means of justifying his own inaction.EXAMPLE: Jake tells his friends he doesn't want to marry a "beautiful" woman because he believes they are "selfish," "materialistic," or "high-maintenance."
