I would suggest you set up a website also with a nice clean simple landing page to generate leads.Then you can direct your Facebook Ads or Google Adwords campaigns there and it also ads credibility.Twitter and Instagram both have paid marketing tools as well that you can utilize to build an online presence.

God forbid, a seller asks questions to understand the process. 

(Sorry, but I have to disagree with Dennis) contractors I've brought with typically don't go on a roof, attic, etc during a showing (as an agent I thank god for that!)

These things sneak up on you, and if god forbid something big happens like a busted pipe in the water line, you can't leave your tenants hanging for months while you come up with the money for a repair.
