Like you said it's more impactful to lower priced area ; state that doesn't offer dual agency and most homes are purchased with FHA/VA.

Just one example is the inter-corporate communication from Appraisal agencies ordering appraisals from independents, with updates as to conforming to value range adjustments which can change to the market area.

PHA's administer Sec 8 in many areas, here out PHA is in an inner agency relationship with a non-profit that administers about 1/4th of the state.

If you decide to go directly to the listing agent you should understand Dual Agency.

And yes, the Buyer Agency Agreement requirement is troubling. 

I just want to know how much these big box agencies collect in "office fees" alone.

I was recently told to go down to the County Clerks office by another Title agency and take everything I have.

There are also frequently multiple homes on the same lot or that offer dual living potential.
