If the government decides that whatever money he puts into the deal was gained through illegal activities (e.g. drug dealing, extortion, etc), they can seize those funds - and I guess any assets he acquired through their use.2.

@Jay Hinrichs Yea in WI the rule is 3 transactions in 5 years or 5 in 10 years creates a track record of being a dealer and under WI law you need a License for more than that.

The issue with doing too many flips (as an individual or an LLC) is that the IRS will attach a "dealer" status to you and treat all of your investment properties as inventory.
