@Charles Worth great point,,, HF can and are formidable at court house steps auctions, but out on the open market we routinely beat them to the deal.. but its a lot of work. the major advantage we have is real time trigger decisions.. were as the HF must go through their underwriting and committee approach and they lose deals because they can't pull the trigger same day like private investors can
