I have yet to see a multi family property, whether that be in Hoboken, Astoria, Brooklyn, Jersey City, or even any parts in Queens, that come any where close to providing 10% Cash on cash return, after taking into account all necessary expenses.  

I could have done that too, but if you know Newburgh Hts you can appreciate that its a unique area and comparing a property there to one in Clark/Fulton or Old Brooklyn didn't seem like the best approach to me to price it. 

One of my friends did a cash-out refinanced on his house in Brooklyn and use the additional 300K as down payments to purchase three multi family houses in Union City. 

Old Brooklyn, Ohio City, West Cleveland, East Cleveland, near Lakewood are most of the areas......They are not owned free and clear there are notes on them and I don't want to do any kind of owner financing.
