Long story short, I've got a tired landlord that is motivated to sell but there is some difficulty in moving forward with the negotiations.

I called the number and started talking with the owners, an older couple who had been using it as a rental property and who were tired of dealing with poor tenants.

There are a lot of tire-kickers who send you an automated message through Zillow, Trulia, and HotPads, but never respond when you follow up.  

As a welder your going to be tired at the end of the day an might not want to spend your weekends and evenings working on rentals.

Using a realitor, ins't a contributing factor unless the rest of the numbers say otherwise.What you're asking is the same as asking if I bought a new car with tires, could I get good gas miliage with it?

The only issue with these approaches are the estate issues if you have siblings.One investor I know use the NNN approach to acquire properties from tired landlords, which your parents are.

So I'm not necessarily 100% set on selling, but I have to admit that I'm getting tired of how things are going.
