Hello, I wanted to draft a contract for GC to work on various projects with us and I was curious to see if its better to get a proper contract drafted through a lawyer or are there any templates I can use.

It depends on the loan program as there are different guidelines (for example, DSCR, FHA, VA, conventional).

4 points is sometimes steep but the  low loan value is thenissue note that - it's really 4700 fees for closing as the rest are prepaids etc.
