You can be ready to go , funds in place , and show up the day of the auction that property you are going for has been cancelled, regardless what the website says.Besides that, I noticed that properties are put on auction a few times so there is a chance to keep tabs on them, and Texas has monthly auctions which is great for gaining experience. 

I go there twice a year and clean it while there to maintain it. 

As mentioned he is not out there selling programs or courses etc.

And seller's Realtors had to really work hard to push their client's properties out there to the public and prospective buyers.Now, I find all they do is list your place on the MLS and sit back and wait for a call.

If you can get your buddies in there, thats a bonus!

There are so many great local coffee shops in Indy to try, that is just a bonus. 

Or could I 3 properties flow into one account and pay all expenses from there.  

And there is no reinvestment requirement. 

When you get up there to that level of renovation, there is always unknowns that pop up.
