Yeah, I was thinking of buying a triplex and house hacking starting next year.

This one property we landed with a hard money loan and only $10k out of pocket will soon be a paid off $260k asset cash flowing $2,000/mo with which we will use to help pay-off a $500k 30 yr loan..in 8 years.

(I still haven't done my 2023 returns since this has been weighing the decision).That being said, I have a goal to buy another investment property this year and possibly do the BRRR strategy or a flip to get more capital on hand.

We increase 4% a year in NJ, 5% a year in NY and CT. 

  $100 a year is pretty minor in the grand scheme of things...

That's not a problem in the DC area, as we've been using these for 20 years already and are very used to it.

Quite often I see the seller requiring some type of downpayment, with interest only payments (usually higher than market rates) for X years, with a balloon payment due at the end of the term. 

for my rental property which is vacant right now, i see requests coming for a year lease for corporate lease or for AirBnB-ing... 

Most importantly it has been the connections made over the years.

Hello – can someone please help me make sense out of how my property market value can decrease by a couple of hundred thousand dollars in less than one year?
