For me, 40% with DSCR 1.0 only worthed if I can use it as STR.

A number of factors would effect my decision if I was in your shoes but one thing I can tell you for sure is that if your PM is telling you it needs a 60k worth of work then they are probably right.

Granted, more of a problem on AirBnB due to their complicity in encouraging ever-increasing automation, but there is truly nothing worse than a late check-in lock-out without a safety line or concierge to assist.  

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.
