looks like i wont being doing much with this property now. cash flowing good. i just wanna pick up a new project is all. i had a couple talks with my commercial lender (also investor) he feels the same way to just wait. i was wrong on the 70%. they do 75% actually on cashouts, little better i suppose. thanks

Scott stay away unless you can inspect before purchase they wont disclose catastophics like extensive termite damage etc and overvalue the props by adding a 20% finders fee on top.

Due to the added cost to provide portable units, install as instructed and then upkeep on this equipment as required each year not to mention my concern of installing these in places where it highly likely that they may be used for other purposes than intended, destroyed &/or become stolen, I do not want to provide extinguishers unless it is in fact “required by law”!

This wont be cheap.

Good luck on your home you wont regret adding to asset column.

You wont risk months of lost rent and could avoid the damages.  

In the more marginal neighborhoods there can be difficulty getting rent paid, and even worse if some tenant you put into your building destroys it then you will be stuck with the bill on the back end.  

However i think this is probably the peak value i can get from selling it , probably wont go much higher than this( i think). 

It just doesn't exist anymore, unless you want to buy a 400k loft that wont rent for more then $2500 tops.
